How rent is taxed (s.155)
For individuals and AOPs, tax on annual rent is charged on a slab: nil up to Rs 300,000; 5% on the next Rs 300,000; Rs 15,000 + 10% up to Rs 2,000,000; and Rs 155,000 + 25% above that. Your tenant usually withholds this and deposits it against your CPR — it's adjustable against your final tax.
Filer vs non-filer
Non-filers face a higher (roughly doubled) withholding on rent. Being on the Active Taxpayers List keeps your rate down and lets you reclaim over-withheld tax when you file.
